The Challenge
The large slab area, coating thickness, construction-joint treatment, and application windows across the open floor required controlled phases.
Our Solution
We shot-blasted or diamond-ground the slab, prepared joints and cracks, applied an epoxy primer and high-build pigmented body coat, then installed a urethane wear coat while retaining required movement joints.

Is polyaspartic better than epoxy for Toronto winters?
For most Toronto residential garages, yes. Polyaspartic cures at far lower temperatures than epoxy (which typically needs substrate temperatures above 13°C), so it can be installed year-round even in a January garage. It is also UV-stable — important for Toronto garages with windows or glass doors that get strong summer sun and snow glare — and more flexible, which helps it absorb the micro-movement that freeze-thaw cycles create in the slab. Many of our Toronto jobs use an epoxy moisture-barrier primer topped with a polyaspartic finish coat for the best of both systems.
How long does epoxy flooring take to install in a Toronto garage?
A typical two-car Toronto garage takes one to two days with a polyaspartic system (return to service in about 24 hours) or two to three days with a traditional epoxy system (which needs longer cure between coats, especially in cooler weather). Does my Toronto garage need a building permit for epoxy?
In most cases, no. Applying an epoxy or polyaspartic coating to an existing garage slab is cosmetic finish work and is exempt under the Ontario Building Code and Toronto Municipal Code, as long as there is no structural change, plumbing/electrical work, or change of use (like converting the garage to living space). We confirm the permit status of every project before starting.
How does Toronto’s road salt affect my garage floor?
Road salt (sodium chloride) and magnesium-chloride de-icers tracked into Toronto garages from November through April are highly corrosive to bare concrete. Salt-laden water penetrates the surface, refreezes, and expands, causing surface scaling and spalling — and the chloride itself attacks the cement matrix and the reinforcing steel beneath. A properly bonded, low-permeability coating system stops both mechanisms and is far cheaper than repairing a salt-damaged slab.
